We would like to thank those who attended our fifth annual Sustainability Fair on Thursday, June 20th. It was another great event and we believe all who attended had a great time and learned a lot. We are excited to improve every year and continue to think of ways to enhance the experience for all. As with our sustainability initiatives, our Sustainability Fair will continue to evolve. If you attended, you will receive a survey for your feedback on how to improve the event in the future. If you didn't attend, we would still love to get your input. As you may already know, Thursday, June 20th is the day for our 4th Annual Sustainability Fair. This has been a great event for us to be able to demonstrate and explain our ongoing development of the sustainable elements of our service. We have partnered with many of our suppliers as well as the local municipal and non-profit organizations that support our efforts. In addition to a traditional trade fair with these partners, we also will be showing off and explaining all of the sustainable experimenting we are doing at our office. View a Rain Garden, Bio-Swale, Eco-Lawn, Lawn Alternatives, Drought Tolerant Plantings, Recycling Programs, Low Emission Equipment, Organic Fertilization, etc. We do not believe you will find a more comprehensive display of sustainable landscaping anywhere else.
"From turning a downtown parking lot into an urban park and a former freeway into a riverfront park to maintaining a 5,000-plus-acre park with 70 miles of trails and an arboretum with nearly 1,000 species of trees and shrubs, Portland is a paradise for bikers, runners, yoga aficionados and wildlife alike. And unlike most cities in the country, its urban tree canopy has been increasing over the last few years."
Last summer, Landscaper and Author, Adam Arvidson came to PLM and met with us to view and document our sustainable landscape programs for use in his new book Greening The Landscape,

OVERVIEW: A guide to improving the environmental performance of any landscape through the use of green construction and maintenance. Landscapes create obvious environmental benefits but can have unrecognized negative impacts. Adam Arvidson outlines the five primary problem issues - plant pots, vehicle fuel, energy consumption, water/fertilizer use, and green waste - and details a variety of practices, ranging from exceedingly simple ideas to long-term investments, for making the installation and upkeep of landscapes more green.
Last week, The Portland Business Journal published their annual Commercial Real Estate Services Guide. In it was a listing of the largest landscape contractors in the Portland area. Pacific ranked 4th largest. We are proud of this ranking but also are careful to strictly strive to be big. We are more proud of our great service and landscape quality and consider our growth to the 4th largest as a sign of the success of our dedication to service and quality. Thank you to all our customers for your business and continued loyalty.

Wow, what a crazy weather week it is turning out to be. For those of us in facility maintenance, it has been hopping. We have spent much of the past two days working to help customers unclog drains, remove down trees, and deal with flooding and other storm related problems. We know you are also dealing with building flooding, roof leaks, and other storm related damage and want to help you as you request. Please, do not hesitate to call if you need our help.

Our Thanksgiving Plans

While most will be off during the Thanksgiving weekend, we will be hard at work as this is a great time to work in business parks and commercial properties without having to work around people and cars. Our employees are proud to make the sacrifice as they know how efficient and effective we can be over the holiday. With this recent storm, there is a lot of clean-up needed but we are confident that you will be satisfied with our progress by Monday, 11/26.

For retail and HOA properties, we are prioritizing clean-up efforts on those properties today and tomorrow to be as clean as possible over the long weekend but the weather has not cooperated so far. We will make our best effort there but those customers don't want us to work on these properties over the Thanksgiving holiday weekend.

As shown in the table above, the daily irrigation need varies widely from day to day and even can be widely different from one year to the next. This is the basis for the magic of Weather Based Irrigation Control. Weather Based Irrigation Control calculates the water lost on a daily basis and then only waters when the site needs it based on this scientific calculation. With the widely varying irrigation need, it is impossible to accurately calculate or "guess" what will be needed during the following week as a manually programmed conroller does. When you guess, you usually guess consistently higher than needed.

In our experience, weather based irrigation is saving 20-40% from historical water usage. As water is expensive, this can add up to significant dollars. In most cases, we are finding a 2 year or less ROI. We strongly believe that all properties should have some form of weather based irrigation. If you don't have it already, we will be proposing it again as a part of our 2013 budget proposal.
As reported last month, every year is different regarding weather and irrigation need. Some years start dry and end wet, while others are exactly opposite. This has added up to a greater irrigation need despite the lack of significant high temperatures. The data in the above graph is from the weather stations that fed our weather based irrigation. As of the end of August, we are running at 140% of last years irrigation need. July and August are normally dry but this summer is the dryest since 2003 (see below).

Unfortunately, you will likely see higher irrigation bills for your irrigation needs May through August. We hate to be the bearer of bad news but you need to be prepared when your bill arrives.

July and early August were warm and dry as normal and our irrigation need was high. However, in late August we normally cool down and the irrigaiton need drops significantly. This year was no different and that has been the case since August 17th. Even with our current above normal temperatures, irrigation need is lower than in mid summer. Late summer is one of the most important times to adjust irrigation as the same peak summer program from earlier in the month is unneccessary and wasteful.

This is as much due to the day length as it is the temperatures. Although temperatures can get as high late in August, there is almost two hours less daylight than mid July and it cools down quicker at night. Fall is near and it is important to monitor irrigation need to avoid wasting water.

We monitor the actual irrigation need and the weather forecast througout the summer to ensure the most appropriate irrigation. Despite the warm weather at the end of August, we have already begun to decrease our irrigation as fall is fast approaching. Time will tell what this fall brings but regardless, we will monitor and adjust the irrigation accordingly. pacscapehttp://www.blogger.com/profile/06720011234674770402noreply@blogger.com0tag:blogger.com,1999:blog-4990448994231950525.post-49665914188367812672012-08-31T13:18:00.001-07:002012-11-28T10:12:28.843-08:00Some Impatiens Severely Impacted By Disease

Previously, Impatiens have been a virtually bullet-proof selection for summer seasonal color. One of the best choices for shady locations, Impatients are even good in sunny locations with good irrigation. However, a new threat has come on the scene called Downey Mildew. This pathogen, known for many years in other parts of the U.S., has become an exceptionally damaging pest here just this season. The disease has the potential for widespread and rapid destruction of Impatiens. Luckily, Impatiens are the only plant we have seen affected.

We started seeing a few plantings show signs of Downey Mildew in late July. We worked with out grower and chemical supplier to develop a management strategy. We have treated all of our Impatients twice so far with two different fungicides and plan to treat them twice more. These fungicide treatments are outside of our standard program and will be billed as an extra but we are working to keep the cost as low as possible. Our treatment and cost will be discussed with impacted clients individually.

Unfortunately, this disease is difficult to control and the earliest affected plantings were too far gone for our treatments to be effective. We hope that our control plan will be successful with those plantings not yet affected. We have learned that the diesease is not curable, but hopefully preventable. Once affected, most plantings will fail. So far, we have only had a small percentage of our plantings infected and our control program appears to be protecting most plantings.

What's next? Hopefully our current treatment plan will protect most plantings through the remainder of the season. For those plantings lost, we recommend planting pansies early and will discuss this option with those affected. As for the future, we are in discussion with our grower and may move away from Impatiens until this disease is better understood and more easily controllable. We will keep you informed. pacscapehttp://www.blogger.com/profile/06720011234674770402noreply@blogger.com0tag:blogger.com,1999:blog-4990448994231950525.post-60877277634849784972012-08-31T13:07:00.002-07:002012-11-28T10:12:38.589-08:00Let's Meet and Maximize the Value of Your Landscape Spending
Dawson Creek Corporate Park irrigates off water from the on-site lakes. Well pumps keep the ponds full and irrigation pumps pull water from the lakes to feed the irrigation system. Their new system, after $8,766 Energy Trust rebate, cost $12,707. The annual energy savings will be $2,525, giving the project a 5 year ROI. In addition to the savings, the reliability of the pumping system will be much better.

Every year is different. Some years start dry and end wet while others are exactly the opposite. The very warm and dry month of May started the irrigation season much earlier than the last year. Our mostly dry July added up to a greater irrigation need despite the lack of significant high temperatures. This data is from the weather stations that feed our weather based irrigation.

It is too early to tell, but despite this early difference, most years work out to be similar when you compare the entire season. Time will tell how the second half of the season works out. Unfortunately, you will likely see higher irrigation bills for the first half of the summer irrigaiton season, so be prepared when your bill arrives.

Widely Varying Daily Irrigation Need Managed Well By Weather Based Irrigation Control
